Indian Home Loan Guarantee Program

Bay Bank is proud to offer the HUD Section 184 Indian Housing Loan Program. Bay Bank and its lenders are approved to originate Section 184 home mortgage loans through the U.S. Department of Housing and Urban Development (HUD).

Enrolled members of a federally recognized tribe may be eligible for the Section 184 program.

PARTICIPATING TRIBES

Indian tribes or Indian housing authorities also are eligible for Section 184 loans, under state-by-state eligibility requirements.

The Section 184 loan is a 15- or 30-year fixed-rate mortgage, fully amortized with regular monthly payments with escrow for homeowner’s insurance and property taxes. The loan features a low-down payment and flexible underwriting.

Section 184 loans can be used on and off trust lands for:

  • Purchase of an existing home
  • Home improvements
  • New construction
  • Refinancing

Application checklists

  1. 2 Years of W-2 statements, 30 days of paystubs, 2 years of federal tax returns, Award/Benefit Letter for Social Security/Disability Income, and Child Support Documentation, if applicable.
  2. Bank statements with bank’s name, address, account numbers and balances for the past 2 months.
  3. If renting please include name, address and phone number for your landlord.
  4. 401(k) statements.
  5. Valid ID.
  6. Complete and signed Residential Mortgage Application.
  7. Letter of explanation of derogatory credit (if applicable).
